Prime dairy land in south-west Victoria is reaching unprecedented prices with top properties in some areas selling for up to $49,400/ha. According to agents the prices achieved are a 20% increase over the past two years and reflect features such as irrigation, stable interest rates, good rainfall, and strong commodity prices. Average land prices in other regions are around $24,700/ha.
While demand for dairy farms remains high, grazing land prices peaked in 2021 and have since dropped by 30%. Many property owners are selling due to retirement or to invest in larger operations.
